The Camera Never Lies !

Once you’ve decided you want to rent your house for the tennis, the next step is to organise a video/photo shoot so that we can showcase your property to our clients. It’s imperative that your property is looking top-notch for it to achieve its optimal rental price and stand out from the competition.

Here are some of my top tips to help you prepare for our photoshoot:

> Your property should be thoroughly cleaned and de-cluttered, put away any coats/shoes/bikes/children’s toys etc.

> Test all the light bulbs prior to shoot day and replace any that are not working.

> Lay the dining table, add a fruit bowl and flowers to bare surfaces, and remove any magnets/postcards/children’s artwork from fridges & freezers.

> Remove all cleaning products and equipment (hoover/mops etc) from view.

> Remove any pet bowls and baskets…and pets!

> Make sure all the beds are made with neutral bed linen, adding throws & decorative cushions to make them look more appealing. Dressing tables should be uncluttered with clean mirrors and minimal products on display. No clothes or personal items should be left out.

> Bathrooms are important so they should gleam, particularly shower screens & mirrors. Remove any toothbrushes/toothpaste/products, add fluffy neutral towels & bathmat.

> Childrens’ bedrooms should be neat and tidy with a couple of toys on display, but the majority tidied away.

> Leave keys in any bi-fold or patio doors so that we can access the garden, and make sure the garden is in good order with the outdoor furniture on the patio and uncovered.

> Take a look around your house. Be critical…would you rent a property with a broken lampshade or with bikes stacked in the hallway? Try to put yourself in the shoes of the viewer, and make sure you present your house in the best possible light. Think of this as a trial run for the actual rental.

> Be aware, we are finding that the video walk throughs are extremely popular with our clients, and there is no video editing.

Remember, the camera never lies !
